KAIA - royal terminal

Jeddah, KSA

This project comprises the development of the Royal / VIP terminal including master planning for the Royal terminal Reception Building and Site Support Facilities including Service & Maintenance Building, luggage check-in, covered parking, landscape / hardscape and site utilities. Our scope of work for the project also included complete interior design services for the Royal reception Building covering an area of 3,000 sqm. In collaboration with Parsons Brinckerhoff, additional scope included Apron study for the parallel and nose in-position Aircraft Stands with adjunct service road and aircraft services connections.

King Abdullah Medical City

Makkah, KSA

A major expansion with the related support services buildings and staff housing to the King Abdullah Medical City on a 4km2 land parcel. Designed with a focus towards dignified care and meeting the future needs of the region, the bed capacity of the first phase expansion is an additional 1000 beds consisting of Cardiology Center 150 beds, Specialized Surgeries & Transplants 100 beds, Oncology Center 200 beds, Neuroscience Center 100 beds, Pediatric Center 200 beds, Day Care Center 100 beds, Rehabilitation Center 150 beds, in addition to 500 beds in the existing hospital to provide a total 1500 beds.

In addition, the expansion works provide a total health solutions city include 200 outpatient clinics, a clinical laboratory, a research center, hospital management offices, a training center for 800 consisting of an auditorium with a capacity of 2000 people and classrooms, a Mosque (2000 prayers), a nursery, storage buildings, maintenance, Data Center, and the Logistics Building that will deliver services to the hospital buildings by service tunnel. The Logistics Building encloses the Electro-Mechanical Services, the main kitchen, and the main laundry.

The staff housing for doctors and medical staff is centered around a quality lifestyle to encourage staff to join and support the King Abdullah Medical with villas and apartment building centered around a shopping center, restaurants, a library, a multipurpose hall, real estate management office, and a clubhouse with swimming pools and playgrounds.

24 North Jeddah

Jeddah, KSA

24 North Jeddah is an office building located on a 6210 sqm plot on Prince Sultan Road, Jeddah north of Al Tareekh Roundabout. The building form was shaped by the linear site (230m by 27m) and the clients’ requirement to market leasable office as independent building units. As such the building was divided into 5 main building units each served by its own lobby and service cores. At Basement level all 5 blocks are integrated through one single open space for covered parking.

Due to Municipality restrictions the west elevation needed to be fairly solid with minimal openings towards the adjacent residential district and consequently the building’s vertical and horizontal circulation and service cores are all located towardswest and office space facing the main road on east. The design adopts sustainable technologies including an integrated sunshades curtain wall system used to reduce internal glare and control solar heat gain on the east façade. Moreover a TermoDeck energy efficient HVAC system is also used. The coordinated integration of structural and HVAC systems with architectural space and envelope treatments contribute to a total of more than 50% reduction of active energy needed to cool a building.

The architectural vocabulary of the design is highly contextual to the region yet uncompromisingly modernist with a unique combination of local Riyadh stone contrasted with graphite grey metal panels cladding the facades. 24 North Jeddah won the 2004 Architecture+ Award for architecture and was nominated for the 2007 Aga Khan Award for architecture.

Zahran Business Center

Jeddah, KSA

The project entails the development of a 14 storey commercial / office building in Alzahra’a District – Prince Sultan Street on a total lot area is 12,291 sqm with two basement floors for car parking, electromechanical rooms, water tanks and other services. The total built-up area is approximately 106,687 sqm.

red sea mall

Jeddah, KSA

This unique commercial development is located on a prominent site (approximate area 183,000 sqm) on Malik Road, North Jeddah, Saudi Arabia. The total built-up area of the project is 195,000 sqm of which 98,000 sqm is leasable. The project comprises a major retail component over the lower ground, ground and first floors and includes 2 4-storey hotel blocks. The development includes a 15,000 sqm hypermarket as well as line shops, anchor stores, children amusement center, food court and public spaces in addition to parking and service areas.

The design of Red Sea Mall incorporated a large sky lit atrium providing controlled natural lighting as well as an exciting indoor space. This center is considered one of the most successful in Jeddah and is destination of choice for residents of Jeddah offering a comfortable indoor oasis for bothshopping and recreation.

Organization of the Islamic Conference

Dakar, Senegal

The OIC Convention Center is a proposed development in Dakar, Senegal commissioned by the President of Senegal. The Center consists of a main Conference Center, 5-star 180 room & suites Hotel as well as 20 800 sqm villas for VIP guests. Various support components are also included in the center including main restaurant, reception / cafeteria, Salon, private residence. The Convention Center itself contains a 2000 seat multi-purpose hall and a 2000 seat Conference hall with adjacent lounges and support services.

Luna Building

Beirut, Lebanon

Located on lot # 1331 at Park avenue street in Beirut Central District, this 2,700 sqm multi-storey office building consists of 3 basement floors (two of them are underground parking and one is related to shops at ground floor) + 5 typical office floors of 400 sqm each. The design utilizes maximum flexible grid, and a roof floor of 350 sqm office space.

KAIA - royal pavillion

This project is part of the expansion and development of the Royal Terminal in Jeddah and responds to the client’s request for aircraft orientation to the “power in-out” position parallel to the terminal building. The design allows for the relocation of the existing drop-off ramps with several advantages including response to plane movement requirements, the expansion of the drop-off platform (to accommodate VIP ceremonial functions) as well as creating a building addition that links the new jet way to the existing terminal (via a glazed pavilion).

Lotus Building

Jeddah, KSA

An early exercise on critical regionalism & sustainability. The introverted building utilizes thermal storage strategies to preserve coolness and reduce energy consumption. Design / Construction 1990/92.

Governmental Building

Taif, KSA

This project is the headquarters for the religious Mufti in Taif and comprises office space for the Mufti, his advisors and staff.The project is designed with a central reception / lobby sky lit atrium space flanked by 2 office blocks on either side that overlook the atrium. Both blocks are served by a centralized service core.An abstract Islamic design vocabulary was adopted that takes its cues from the traditional Taif architecture. Small aperture windows are used
to minimize solar heat gain and glare.

Convention center

Jeddah, KSA

This convention centre is located at the corniche of Jeddah. Four concept design (shown in the adjacent page) were demonstrated to the client, presenting a variety of options and creativity, meeting client requirements. The development consists of a residential tower and a main building that includes a hall to accommodate 2000 persons. This project also includes Royal Diwan offices, sittings and a special reception, companion offices, main dining, official salons, private dining and a helipad. All other services comprises of several facilities such as the press and media building, protocol administration building, security guards, drivers, parking and other typical support services.

al jamea mall

Jeddah, KSA

The Al Jamea Mall is located on a 40,000 sqm plot on Abdullah Al Suleiman and Al Jamea Roads in Jeddah, Saudi Arabia. The project is a 2-storey retail complex with total built-up area of 56,000 sqm and leasable areas of 26,000 sqm.

This development includes an elevated first floor level that contains a 12,000 sqm Hypermarket, line shops, food court, restaurants, anchor store and general mall area. Also provided are dedicated parking spaces, service areas and external access roads. The main mall entrance is through the ground floor. The intention of the design is to create a unique and distinctive architecture that attracts customers through an inviting façade and other features including the main entrances and external signage.

aliat al madina

Jeddah, KSA

This shopping Center is located on a 289,1000 sqm plot in the Holy city of Madinah Al Munawwarah and comprises a 2-storey retail center with gross area of 76,215 sqm. The ground floor consists of a retail hypermarket as well as anchor stores comprising a total shopping area of 60,900 sqm. The first floor contains a children’s amusement center, food court and provides a shopping area of 13,720 sqm. A mezzanine level is provided to accommodate the mall management as well as hypermarket offices. 33 outdoor parking spaces are provided for the mall, hypermarket and family center.

khurais mall

Riyadh, KSA

Khurais Mall is built on a prime property in the city of Riyadh of approximately 40,000 sqm area. The project includes 3 floors of retail and other back-up services with a total built-up area of 80,000 sqm. The development includes a 13,500 sqm Hypermarket with the remaining area distributed within the mall, car parking and support services. The project achieves a distinctive design through the use of extensive glazing and tensile roof structures creating an inviting, comfortable indoor open area that is both light and appealing to shoppers. This project was designed in collaboration with Bentel Associates International.
