KAIA - royal terminal

Jeddah, KSA

This project comprises the development of the Royal / VIP terminal including master planning for the Royal terminal Reception Building and Site Support Facilities including Service & Maintenance Building, luggage check-in, covered parking, landscape / hardscape and site utilities. Our scope of work for the project also included complete interior design services for the Royal reception Building covering an area of 3,000 sqm. In collaboration with Parsons Brinckerhoff, additional scope included Apron study for the parallel and nose in-position Aircraft Stands with adjunct service road and aircraft services connections.

King Abdullah Medical City

Makkah, KSA

A major expansion with the related support services buildings and staff housing to the King Abdullah Medical City on a 4km2 land parcel. Designed with a focus towards dignified care and meeting the future needs of the region, the bed capacity of the first phase expansion is an additional 1000 beds consisting of Cardiology Center 150 beds, Specialized Surgeries & Transplants 100 beds, Oncology Center 200 beds, Neuroscience Center 100 beds, Pediatric Center 200 beds, Day Care Center 100 beds, Rehabilitation Center 150 beds, in addition to 500 beds in the existing hospital to provide a total 1500 beds.

In addition, the expansion works provide a total health solutions city include 200 outpatient clinics, a clinical laboratory, a research center, hospital management offices, a training center for 800 consisting of an auditorium with a capacity of 2000 people and classrooms, a Mosque (2000 prayers), a nursery, storage buildings, maintenance, Data Center, and the Logistics Building that will deliver services to the hospital buildings by service tunnel. The Logistics Building encloses the Electro-Mechanical Services, the main kitchen, and the main laundry.

The staff housing for doctors and medical staff is centered around a quality lifestyle to encourage staff to join and support the King Abdullah Medical with villas and apartment building centered around a shopping center, restaurants, a library, a multipurpose hall, real estate management office, and a clubhouse with swimming pools and playgrounds.

King Saud University Endowment

Riyadh, KSA

Currently under construction, University Towers is a new landmark development in Riyadh, Saudi Arabia located at the corner of King Abdallah and King Khaled Road (Salboukh) on an L-shaped lot separating King Saud University from the adjacent neighborhood. The project shall be owned by King Saud University (KSU) Business Sector and is to serve as an endowment funding King Saud University’s long term development.

The project comprises eleven separate buildings and towers that include a state of the art Convention Center, Shopping Mall and a 50-storey 7-star luxury hotel. It also includes a Medical Center, a 250-key 5-star hotel, two Hotel Suites buildings and five Office buildings of varying height and size. The total built-up area of the project is approximately 680,000 sqm and was designed with key sustainability factors taken into consideration.

Lamar Towers

Jeddah, KSA

Currently under construction, this exclusive mixed use development is situated on a 33,000 sqm plot along the North Cornice area in Jeddah, Saudi Arabia. The project provides approximately 420,000 sqm built-up area divided into 500 high-end residential condominiums, 30,000 sqm commercial offices and a 30,000 sqm 5-star hotel. The two residential towers rise to 72 storeys and 62 storeys with the former tower reaching 350m. The project incorporates a podium comprising 3 levels of retail and 10 levels of office space that connect the 2 tower forms at the lower levels. The project also includes a fitness center, spa and guest reception areas for residents’ use.

The project is planned around a triangular shaped floor plate that allows all residential units to face the Red Sea along which it is located. Residential units include large penthouses, duplexes, studios as well as 1, 2, 3 and bedroom condominiums.

24 North Jeddah

Jeddah, KSA

24 North Jeddah is an office building located on a 6210 sqm plot on Prince Sultan Road, Jeddah north of Al Tareekh Roundabout. The building form was shaped by the linear site (230m by 27m) and the clients’ requirement to market leasable office as independent building units. As such the building was divided into 5 main building units each served by its own lobby and service cores. At Basement level all 5 blocks are integrated through one single open space for covered parking.

Due to Municipality restrictions the west elevation needed to be fairly solid with minimal openings towards the adjacent residential district and consequently the building’s vertical and horizontal circulation and service cores are all located towardswest and office space facing the main road on east. The design adopts sustainable technologies including an integrated sunshades curtain wall system used to reduce internal glare and control solar heat gain on the east façade. Moreover a TermoDeck energy efficient HVAC system is also used. The coordinated integration of structural and HVAC systems with architectural space and envelope treatments contribute to a total of more than 50% reduction of active energy needed to cool a building.

The architectural vocabulary of the design is highly contextual to the region yet uncompromisingly modernist with a unique combination of local Riyadh stone contrasted with graphite grey metal panels cladding the facades. 24 North Jeddah won the 2004 Architecture+ Award for architecture and was nominated for the 2007 Aga Khan Award for architecture.

This development constitutes the Commercial Center of a major development commissioned by Emaar on Jeddah’s vacant old airport site. The project contains a major residential component with 3 main towers for a 5-star hotel, serviced
apartments and condominium apartments. Other low rise residential buildings provide “efficiency” apartments for a growing market in this sector.

The project also contains a major commercial / retail component comprising 2-storey shopping located around the central plaza area with restaurants and cafes overlooking the central landscaped area. An abstract design vocabulary was adopted for this development inspired by traditional Hejazi architecture characterized by the use of wooden roshan and local stone.

Zahran Business Center

The project entails the development of a 14 storey commercial / office building in Alzahra’a District – Prince Sultan Street on a total lot area is 12,291 sqm with two basement floors for car parking, electromechanical rooms, water tanks and other services. The total built-up area is approximately 106,687 sqm.

This unique commercial development is located on a prominent site (approximate area 183,000 sqm) on Malik Road, North Jeddah, Saudi Arabia. The total built-up area of the project is 195,000 sqm of which 98,000 sqm is leasable. The project comprises a major retail component over the lower ground, ground and first floors and includes 2 4-storey hotel blocks. The development includes a 15,000 sqm hypermarket as well as line shops, anchor stores, children amusement center, food court and public spaces in addition to parking and service areas.

The design of Red Sea Mall incorporated a large sky lit atrium providing controlled natural lighting as well as an exciting indoor space. This center is considered one of the most successful in Jeddah and is destination of choice for residents of Jeddah offering a comfortable indoor oasis for bothshopping and recreation.

Organization of the Islamic Conference

Dakar, Senegal

The OIC Convention Center is a proposed development in Dakar, Senegal commissioned by the President of Senegal. The Center consists of a main Conference Center, 5-star 180 room & suites Hotel as well as 20 800 sqm villas for VIP guests. Various support components are also included in the center including main restaurant, reception / cafeteria, Salon, private residence. The Convention Center itself contains a 2000 seat multi-purpose hall and a 2000 seat Conference hall with adjacent lounges and support services.

This medium income development is planned on a 700,000 sqm site east of the Ring Road, Jeddah. 4000 residential units are designed within predominantly low-rise apartment buildins that are served by various public amenities including a shopping mall complex, schools, mosques and large outdoor landscaped gardens. The total built-up area of the project is approximately 1,300,000 sqm. The apartment buildings are arranged around a large central garden that is designed to create a more integrated community strengthening the social fabric of neighborhood residents.

Inspired by the 20th century Barcelona’s architecture, this private residence is located in Riyadh. Based on client requests, various design were used for the several buildings of the project which reflect a variety of architectural tastes. The concept takes advantage of the topography to maximize view and optimizes site utilization. The layout offers a combination of formal public spaces and intimate private settings. Artificial stones cladding chutes form the façade.

Throughout the design process, a multistyle has been applied to satisfy client requirements. The project consist of 5 main villas, annexes, main kitchen and gazebo with sea view. Located at Ruwais District, this project consists of residential facilities accommodating nurses, doctors and other hospital staff. The compound was designed in a manner that it functions as two separate entities or as one large integrated development. The 32,000 sqm development houses 300 units ranging from bedroom apartments to studio units. Meeting the client requirements, the project achieves an attractive and distinctive design environment reflected in provision of open spaces, green areas and service accommodations.

The project was divided into two phases (I & II), which is located south west of Madinah al Monawara. Phase I consists of 504 villas, 3, 4 and 5 bedrooms. Each villa has two floors including maid room and laundry on the roof. Phase II consists of 337 Villas 3 & 4 bedrooms. Each villa has two floors including maid room and laundry on the roof. Two design schemes (Arabic & Mediterranean) were considered.

A private resort located at the Half Moon Bay Alkhobar consists of villas, chalets, marine works gazebos, recreation, power station and other facilities. The design of the development possesses a Balinese flavor, located on a 115,000 sqm lot with a total built-up area of 27,500 sqm.

façade overlooking the sea.

Mosque

Riyadh, KSA

This mosque is located within the boundaries of a private palace in Riyadh and serves the residents and guests of the estate. Consistent with other palace buildings, the mosque is designed in a modified eclectic Ottoman style that is in harmony with the surrounding buildings yet is unique as a stand-alone structure. The main prayer hall is 175 sqm and can accommodate 120 worshippers.

The mosque also contains a main entrance area as well as ablution area. The mosque facades are clad in red Indian limestone specially imported for the project. The mosque dome was built by a Turkish master craftsman using traditional Ottoman building techniques . The dome is clad with customized lead sheets.

This project in North Jeddah was initially designed as an Islamic Center serving the city of Jeddah with a main mosque, Islamic Cultural Center, Imam and Moazen residence and staff accommodation. As per the client’s requirements a Moroccan style of architecture was adopted reflected in both the exterior treatment and interior design of the facility.

Owned by Bathel El Khair charity group, this development is located on the outer strip of
the Madinah central area. The design represents the modernized Islamic architecture and Hijazi character. The façade combines granite blue base strip with cladding precast concrete. It comprises of 280 rooms, restaurant, shops and 4 basement floors for car parking.

Khalidiah mosque

Jeddah, KSA

This mosque was designed as part of an existing Royal Palace in the city of Jeddah along Prince Sultan Road. Its intention is to serve the residents of the Palace but also open up on Fridays to the general public for Friday Prayers. The design vocabulary used is abstract Islamic in harmony with the existing palace buildings; accordingly Italian travertine marble cladding was used similar to the surrounding palace structures.

The mosque has a built-up area of 2,600 sqm and can accommodate up to 1000 worshippers. In addition to the main prayer hall it also contains the Imam and Moazen residence as well as large ablution facilities.

Master planning, architectural & engineering design, and supervision services for a 25,000 sqm. Institutional development of construction technology. The development is designed to meet the functional requirements and needs of the developer and to provide a relaxed environment to the students. It is expected to receive 1500 students in two (2) shifts. The project is composed of four (4) educational blocks connected together with a big Air-conditioned Hall as per the following program:

- Block-A: 9 laboratories with 18 classrooms
- Block-B: 5 workshops with their related storages, outdoor
work area & staging areas.
- Block-C: library & cafeteria with outdoor connectivity.
- Block-D: administration & auditorium.

abu dawood warehouse

This warehouse represents one of the largest central storage and distribution facility of food and house supplies in Jeddah. The scope of work involved the design of an extension to an existing part and shall be implemented in two phases. Phase one and two possess a total built-up area of 29, 560 and 16, 346 sqm respectively. The development also incorporate offices and maintenance building.

The plant serves a high end residential project of 250,000 sqm built-up areas. The fully automated plant consists of two Tranes of 750 m /day each. It desalinates Sea water fed from beach water well to produce product water at World Health Organization (WHO) standards. The Pretreatment stage includes Biocide dosing system, sand filtration, micro-filtration and antiscalant dosing system.

The desalination stage includes high pressure pumps and reverses Osmosis membranes. The reject from the membranes is utilized to feed the turbo charger to boost the feed pressure and reduce the pumping cost prior of being rejected to drain. The final treatment stage includes PH adjustment and disinfection dosing to prevent biological contamination during water storage and distribution. The plant is controlled and monitored through intelligent logic controllers and building management system.

intercontinental hotel - dar al hijra

Madinah, KSA

Located in the central area of Madinah, this hotel overlooks the main road leading to the Haram. The development is designed on a unique lot with a curvature façade flavoring the Islamic architecture. It is considered part of the designated gate leading to the Holy Haram Mosque. It consists of four basements with provision of 128 car parking spaces, 244 rooms, 56 suites, 40 apartments, prayer rooms, restaurants, shops, a helipad, and other support services.

Intercontinental Hotel - dar al iman

Madinah, KSA

One of the earliest 5 stars hotel adjacent to the Holy Haram. This hotel was designed reflecting the ancient Hijazi character. The lobby was elevated to clear the ground floor for shopping space. The development is divided into a hotel with 174 rooms, 36 service apartments, with a Royal floor comprising of 21 suites servicing the Royal Family. The project also provides shopping and retail spaces, restaurants, helipad and other supporting services.

Sharm El Sheikh, Egypt

This luxury hotel is built on a 128,000 sqm plot located at the south edge of Shark bay, 5 kilometers north of Nehmah Bay and 5 kilometers south of Sharm El Sheikh airport. The site benefits from a unique 450m direct frontage onto the Red Sea and overlooking Tiran Island offering one of the richest and colorful coral reefs in the area.

The site has become very popular with amateur and professional snorkelers and divers. The hotel’s total built-up area is 60,000 sqm including luxury villas, rooms and suites (with time-share options) conference center, restaurants and bars as well as indoor and outdoor recreation facilities, fitness centers and
sport courts.

Movenpick Hotel

Madinah, KSA

Directly overlooking the prophet’s Mosque in Madinah, this building represent the largest hotel within the Haram area. As per regulations, maximum heights of 14 stories is allowed. A full height central sky lit atrium is a major feature of this design, with rooms overlooking the shopping arcade within the atrium. The facades represent a combination of white Italian Carara stone with blue Brazilian Bahia granite was especially imported for this hotel.

This endowment project was designed as a 5 stars hotel comprising of three stories shopping mall, three basement levels providing numerous parking space. It also includes 1,140 rooms, 3 residential floors with 84 apartments, four commercial floors, helipad and other support services and amenities.

Luna Building

Beirut, Lebanon

Located on lot # 1331 at Park avenue street in Beirut Central District, this 2,700 sqm multi-storey office building consists of 3 basement floors (two of them are underground parking and one is related to shops at ground floor) + 5 typical office floors of 400 sqm each. The design utilizes maximum flexible grid, and a roof floor of 350 sqm office space.

Situated on the corniche of Jeddah, this residential development represents a modern flavor of architecture. Yellow Travatimo was used as a façade for the lower side of the building, while aluminuim and Carrara finishes were incorporated at the higher side. The development consists of 14 floors, 60 apartments with the main frontage possessing magnificent sea view.

KAIA - royal pavillion

This project is part of the expansion and development of the Royal Terminal in Jeddah and responds to the client’s request for aircraft orientation to the “power in-out” position parallel to the terminal building. The design allows for the relocation of the existing drop-off ramps with several advantages including response to plane movement requirements, the expansion of the drop-off platform (to accommodate VIP ceremonial functions) as well as creating a building addition that links the new jet way to the existing terminal (via a glazed pavilion).

Lotus Building

An early exercise on critical regionalism & sustainability. The introverted building utilizes thermal storage strategies to preserve coolness and reduce energy consumption. Design / Construction 1990/92.

Governmental Building

Taif, KSA

This project is the headquarters for the religious Mufti in Taif and comprises office space for the Mufti, his advisors and staff.The project is designed with a central reception / lobby sky lit atrium space flanked by 2 office blocks on either side that overlook the atrium. Both blocks are served by a centralized service core.An abstract Islamic design vocabulary was adopted that takes its cues from the traditional Taif architecture. Small aperture windows are used
to minimize solar heat gain and glare.

Convention center

Jeddah, KSA

This convention centre is located at the corniche of Jeddah. Four concept design (shown in the adjacent page) were demonstrated to the client, presenting a variety of options and creativity, meeting client requirements. The development consists of a residential tower and a main building that includes a hall to accommodate 2000 persons. This project also includes Royal Diwan offices, sittings and a special reception, companion offices, main dining, official salons, private dining and a helipad. All other services comprises of several facilities such as the press and media building, protocol administration building, security guards, drivers, parking and other typical support services.

al jamea mall

Jeddah, KSA

The Al Jamea Mall is located on a 40,000 sqm plot on Abdullah Al Suleiman and Al Jamea Roads in Jeddah, Saudi Arabia. The project is a 2-storey retail complex with total built-up area of 56,000 sqm and leasable areas of 26,000 sqm.

This development includes an elevated first floor level that contains a 12,000 sqm Hypermarket, line shops, food court, restaurants, anchor store and general mall area. Also provided are dedicated parking spaces, service areas and external access roads. The main mall entrance is through the ground floor. The intention of the design is to create a unique and distinctive architecture that attracts customers through an inviting façade and other features including the main entrances and external signage.

This shopping Center is located on a 289,1000 sqm plot in the Holy city of Madinah Al Munawwarah and comprises a 2-storey retail center with gross area of 76,215 sqm. The ground floor consists of a retail hypermarket as well as anchor stores comprising a total shopping area of 60,900 sqm. The first floor contains a children’s amusement center, food court and provides a shopping area of 13,720 sqm. A mezzanine level is provided to accommodate the mall management as well as hypermarket offices. 33 outdoor parking spaces are provided for the mall, hypermarket and family center.

khurais mall

Riyadh, KSA

Khurais Mall is built on a prime property in the city of Riyadh of approximately 40,000 sqm area. The project includes 3 floors of retail and other back-up services with a total built-up area of 80,000 sqm. The development includes a 13,500 sqm Hypermarket with the remaining area distributed within the mall, car parking and support services. The project achieves a distinctive design through the use of extensive glazing and tensile roof structures creating an inviting, comfortable indoor open area that is both light and appealing to shoppers. This project was designed in collaboration with Bentel Associates International.

This institutional development was designed to cater for the needs of governmental employees, promoting an efficient work and recreational environment. The project accommodates a multistory retail / office complex with a total built-up area of 49,000sqm. The institute consists of offices, a hotel, and other support services and amenities.

Andalusia Towers

Jeddah, KSA

The project entails the development of a Mixed-use facility located on a 40,400 sqm site in Jeddah, Saudi Arabia. The project site is composed of 5 different lots separated bysecondary streets; four lots, totaling 35,000 sqm in area, in the west side on Al Andalus road, and one lot to the east with site area of approximately 5,400 sqm.

The main west development includes four retail floors complex, two basement service floor and two towers. The northern tower houses the residential component while the southern tower houses the hotel and office facilities. The back east lot contains 2 underground parking floors, and 10 levels multi storey car park, connected at the fifth level via bridge to the retail component. The project total built-up area is approximately
410,000 sqm.

This mixed-use development is intended as an endowment project for the Saudi Arabian Royal family. It is located along Riyadh’s “Golden Strip” between Olaya Road and King Fahad Road on an axis with the existing Kingdom and Faisaliyyah Towers. The project has a major office component, hotel and shopping areas within a total built-up area of 49,000 sqm.

Mixed-Use development at Malik Road in Jeddah, Kingdom of Saudi Arabia. The project consist of 80 stories height tower that includes commercial floors, offices, residential floors, mechanical floors, and other typical support services.

Al Mada Towers

Jeddah, KSA

Al Mada high-rise development is a state of the art residential development located on a 33,000sqm plot along the North Corniche in Jeddah currently under construction. The project consists of 2 residential towers that rise above an expanded podium. The podium roof provides residents a 20,000 sqm outdoor landscaped Garden including swimming pools and tennis courts.

The total built-up area of the development is approximately 454,000 sqm divided between two high-rise towers of 86 floors each that accommodate approximately 1000 residential units ranging from studios, 1-4 bedroom condominiums to penthouse “Sky Palaces”. The towers height is 358m. Integrating state of the art technology, the design allows for fiber-optic cables, IP systems and Home Automation Systems for each unit. In addition residents benefit from several facilities including a community center, multi-function areas, fitness center and automated garage for 2000 vehicles. The curvilinear organic form of the towers was inspired by the adjacent Red Sea waves and was adopted to maximize units with sea views.
